1. Who these terms are with

This website is operated by Auran Tili ja Kiinteistö Oy, a private limited company (Osakeyhtiö) registered in Finland, Business ID 0576717-1, EU VAT FI05767171, registered office Vareliuksenkatu 2 A, 32200 Loimaa, Finland. Contact: contact@aurantilijakiinteisto.com, +358 40 331 6751. Entered in the Finnish Trade Register on 22 November 1984.

By using this website you accept these terms. If you do not accept them, please do not use the site.

2. What this website is — and is not

This site describes services we are registered to provide. It is general information only. Nothing on it is:

• individual accounting, tax, legal or financial advice;
• an offer capable of acceptance, or a binding quotation;
• a guarantee of any tax treatment, assessment, refund or authority decision;
• a substitute for advice on your own circumstances.

An advisory relationship begins only when we have both signed a written engagement letter. Until then, correspondence — including a reply to a form on this site — creates no retainer and no duty of care in respect of decisions you take.

3. The limits of our registered activity

Our filed line of business is TOL 69201 — accounting and bookkeeping activities; tax consultancy. We state plainly that we do not provide:

• statutory audit services. We are not an authorised audit firm and issue no auditor’s report or assurance opinion;
• legal services. We are not a law firm and do not provide legal representation;
• general management, strategy, HR or organisational consultancy. Our advisory work is financial analysis built from accounting records;
• property management, isännöinti or estate agency, notwithstanding the word Kiinteistö in our registered name;
• investment, securities, lending, insurance or payment services. We hold no financial services licence and give no investment advice.

4. Engagements

Each engagement is governed by its own engagement letter, which sets out the scope, the deliverables, the timetable, the fee basis, each party’s responsibilities and the applicable liability terms. Where an engagement letter conflicts with these website terms, the engagement letter prevails.

Fees are agreed in writing before work begins. We publish no price list on this site because a figure quoted without knowing your transaction volumes, payroll headcount and reporting requirements would be misleading.

5. Your responsibilities as a client

• Supplying complete, accurate and timely accounting material. We work from what you give us; we cannot detect what we are never shown.
• Retaining ultimate responsibility for your company’s statutory obligations. Under Finnish law the board and managing director remain responsible for the bookkeeping being organised properly and for adopting the financial statements — that responsibility cannot be delegated to us.
• Telling us promptly of changes that affect the work.
• Reviewing and approving filings we prepare in your name before they are submitted.

6. Acceptable use of this website

You agree not to:

• submit false, misleading or third-party personal data through the forms;
• attempt to gain unauthorised access, probe, scan or test the vulnerability of the site or its infrastructure;
• use automated means to submit forms, or send unsolicited commercial messages;
• reproduce substantial parts of the site’s content without written permission.

We rate-limit form submissions and may refuse or quarantine a submission that appears automated.

7. Intellectual property

The text, layout, code and design of this site belong to Auran Tili ja Kiinteistö Oy, except material identified as belonging to someone else. Quoting short extracts with attribution and a link is fine. Systematic copying is not.

Statutory rates, deadlines and legislative references reproduced on this site are facts of Finnish law, sourced from the Finnish Tax Administration and Finlex; the source and the date we read it is shown next to each.

8. External links

We link to official sources — vero.fi, ytj.fi, the European Commission VIES service, Finlex, tietosuoja.fi — so you can check what we tell you. We do not control those sites and are not responsible for their content or availability.

9. Availability and accuracy

We take care to keep this site accurate and available, but we do not warrant that it will be uninterrupted, error-free or current at every moment. Tax law changes. Figures shown here carry the date they were read; confirm the current position before relying on any of them.

10. Liability

To the extent permitted by Finnish law, we are not liable for indirect or consequential loss, or for loss of profit, arising from use of this website or reliance on its general content. Liability for services is governed by the relevant engagement letter.

Nothing in these terms limits liability that cannot lawfully be limited, including liability for death or personal injury caused by negligence, or for fraud or fraudulent misrepresentation. Nothing here restricts any mandatory right you have under Finnish consumer legislation.

11. Personal data

Handled as described in our Privacy Policy and Cookie Policy, which form part of these terms.

12. Changes

We may update these terms. The version and date at the top of this page always show the current one, and continued use of the site after a change means you accept it.

13. Governing law and disputes

These terms are governed by Finnish law. Disputes are subject to the exclusive jurisdiction of the District Court of Southwest Finland (Varsinais-Suomen käräjäoikeus), unless mandatory law gives you the right to sue elsewhere.
